Zoning Map

Your zone determines what uses are allowed.  Click the above link or scroll down to the bottom of the page to use the Zoning Map to determine your zone. Enter your address into the search bar. The key on the left of the map will tell you by color which zone your property is in. Descriptions of each zone are color coordinated to match the zone color on the map.

This map is for Hamblen County residents only. For zoning in the City of Morristown, please visit their website.

Agricultural Zone

The Agricultural Zone (A-1) allows the following uses: Single family residences, duplexes, agricultural uses such as barns or sheds, and single wide or double wide mobile homes (see Subdivision Covenants). The A-1 zone also allows for beauty /barber shops, gas stations, dry cleaners, vet offices, doctor offices, laundromats, day cares, drug stores, travel trailer parks, airport/airstrips, campgrounds, custom butchering, and churches (with cemetery).

Front: 30 ft
Sides/Rear: 10 ft

Pool: 5 ft

Residential Zones (R-1) 

Residential Zone (R-1)  allows the following uses: Single family residences, duplexes, double wide mobile homes (see Subdivision Covenants), day cares, schools, and churches (with cemetery).

Setbacks:
Front: 30 ft.
Sides/Rear: 12 ft.

Pools: 7 ft.

Residential Zones (R-2) 

Residential Zone (R-2)  allows the following uses: Single family residences, duplexes, apartments, mobile home park, dorms, cemeteries.

Setbacks:
Front: 30 ft.
Sides/Rear: 12 ft.

Pools: 7 ft.

Commercial Zone

Commercial Zone (C-1) allows the following uses: Shopping center/retail outlets, offices, auto repair, gasoline, motel/hotel, grocery stores, hair salons, hardware stores, clothing stores, restaurants, distribution centers, flea markets, indoor gun range, warehouse, appliance service/sales, mobile home sales, drug stores, funeral/crematory services, pet crematory services, & churches.

Setbacks:
Front: 40 ft.
Sides/Rear: 20 ft.

Industrial Zone (I-1)

Industrial Zone (I-1) allows the following uses: General manufacturing, warehousing, packaging, or distribution centers, assembly of goods, food processing, lumber yards, paper/pulp product manufacturing, asphalt/rock/sand/gravel yards, quarrying, concrete or cement manufacturing, freighting, machine shops, metal work, airports, and auto repair

Setbacks:
Front: 50 ft.
Sides/Rear: 25 ft.

Industrial Zone (I-2)

Industrial Zone (I-2) allows for smelting, asphalt, slaughter houses, incinerators for burning garbage/medical waste, paper/pulp product plants, chemical manufacturing plants (including hazardous chemicals), and landfills.

Setbacks:
Front: 100 ft.
Sides: 80 ft.
Rear: 50 ft.

Other Information

  • While the Tax Assessor’s Office/property tax cards may provide zoning information, please contact our office at 423-581-1373 for verification and additional information.
  • Setbacks are the MINIMUM distance a structure must be from the property line. Setbacks are determined by zone. ALL structures must adhere to the established setbacks, unless a variance is granted by the Board of Zoning Appeals, or the structure will be required to be moved.
  • There may only be ONE RESIDENTIAL STRUCTURE per lot/parcel.
  • Grandfather Status If a residential structure is considered Grandfathered (prior to 1990), the structure or use MUST be inhabited or still in use for the allotted time (12 months for residential; 30 months for commercial). If the structure has not been inhabited/used as permitted, the structure will lose its Grandfathered/non-conforming status.
  • Carports and pools are NOT ALLOWED in front of the residential structure.
  • For lots/parcels less than three (3) acres, accessory buildings MAY NOT be placed in front of the residential structure.
